2) An engineered foundation. Every foundation is designed according to a site-specific geo-technical engineering study (soil survey). Our engineering firm designs, inspects and approves every slab. Documentation is provided via a stamped study, an engineered plan and letter of conformance. Prior to substantial completion, an Original Construction Elevation (OCE) is recorded to ensure adherence to the guidelines as published by the Texas Section of the American Society of Civil Engineers (2002).

3) Bandera homes are properly sized for heating and cooling by our certified HVAC contractor, who performs a load calculation. It factors in a number of criteria used to determine what size components we should include as part of our total comfort system, such as square footage, ceiling heights, number of windows, and year-round weather concerns.
